About the role
Description
The Role
We’re looking for a hands-on, highly motivated Location / Facility Manager to own day-to-day operations at a location account in Atlanta. Accounts may include office complexes, mixed-use properties and municipal portfolios. You’ll be the face of Legacy Parking to property management, tenants, security and visitors. You’ll also be the person who makes sure the operation runs cleanly, the numbers hold up and problems get solved before anyone has to ask.
This isn’t a role for someone learning the parking business. We want an operator who already knows how a facility works, from the gate arms to the P&L, and who wants to run one at a higher level.
What You’ll Do
Run the operation
- Own daily operations across your location(s) to Legacy standards and client contract requirements
- Manage, troubleshoot and optimize PARCS equipment and software, coordinating with vendors on service, upgrades and integrations
- Keep facilities clean, safe and well maintained, and recommend improvements that lift the customer experience
Drive the numbers
- Grow revenue and control expenses through smart operating decisions
- Monitor market rates and competitor pricing, and recommend rate strategies that keep the asset competitive and profitable
- Prepare and review daily, weekly, monthly and annual financial and operational reports
- Partner with the General Manager on budgets, forecasts and status reports
- Enforce cash control and revenue audit procedures, reconcile daily deposits and guard against leakage or theft
Own the client relationship
- Act as the primary point of contact for property managers, clients and customers
- Resolve issues quickly and professionally, and get ahead of the ones that haven’t surfaced yet
- Build relationships that keep accounts and grow them
Manage the team
- Recruit, train and lead a team that includes Assistant Managers and Team Leaders
- Spot high-potential talent and develop them for what’s next
- Manage scheduling, payroll and timekeeping accuracy, working with HR on wage-and-hour compliance
- Handle employee relations fairly and consistently
Lead special projects and initiatives as assigned
What You Bring
Required
- 2+ years of management experience in parking operations
- Hands-on experience with PARCS systems, such as , FlashParking, TIBA, ParkChirp or similar, including equipment troubleshooting, reporting and vendor coordination
- Proven experience managing staff, scheduling, budgets and P&L accountability
- Working knowledge of cash handling controls, revenue reconciliation and audit procedures
- Strong written and verbal communication skills
- Proficiency in Microsoft Office; comfort learning new technology platforms quickly
Preferred
- Bachelor’s degree
- Experience with parking reservation, permit or mobile payment platforms and with LPR technology
- Multi-site or large-garage management experience
- Experience managing client relationships with property managers or ownership groups
Who Thrives Here
- Self-starter. You don’t wait to be told. You see what needs doing and do it.
- Problem solver. When equipment fails, a client is unhappy or the numbers are off, you dig in, find the cause and fix it for good.
- Owner’s mindset. You treat the facility like it’s your business, because the results show up in the asset’s value.
- Steady under pressure. You can juggle competing priorities, stay composed and keep your team focused.
- Service-driven. You know that every customer interaction reflects on the property and its owner.
