Description
Property Manager
Downtown St. Louis, MO | Full-Time, Onsite
Build a career worth owning.
Heritage Hill Property Management is hiring a Property Manager to lead one of our Downtown St. Louis apartment communities!
We're looking for more than someone who can manage a property. We want a results-driven leader who takes ownership, develops people, and knows how to run a business. Someone who can drive property performance, build a strong team, and create an exceptional resident experience.
Whether you're an experienced Property Manager ready for your next challenge or a high-performing Assistant Property Manager ready to take the next step, we want to hear from you.
At Heritage Hill, you'll have the opportunity to make meaningful business decisions, own results, and grow your career with a company that invests in developing its leaders.
Why This Role Matters:
As Property Manager, you own the results of your community — from leasing and renewals to collections, resident satisfaction, financial performance, and team development.
You'll partner with Maintenance leadership and your Director of Property Management to build a high-performing operation where employees grow, residents thrive, and business goals are consistently achieved.
What You'll Do:
- Lead and develop your team: Set clear expectations, provide regular coaching, build accountability, and help employees reach their next level.
- Drive leasing and occupancy: Own leasing performance, conversion rates, renewals, and strategies that keep apartments occupied and residents engaged.
- Own financial performance: Manage property budgets, review financial results, control expenses, and identify opportunities to improve revenue and profitability.
- Deliver exceptional resident experiences: Build relationships, resolve concerns, and create a community residents want to call home.
- Plan ahead and execute: Translate monthly and quarterly goals into actionable priorities while keeping daily operations on track.
- Use data to drive decisions: Monitor KPIs, maintain accurate reporting, and leverage property management systems to identify trends and opportunities.
- Partner across teams: Work closely with Maintenance, leadership, and support teams to maintain property standards and solve problems proactively.
- Take extreme ownership: Recognize challenges early, make sound decisions, follow through, and take responsibility for outcomes.
What We Offer:
- Competitive base pay
- Performance-based bonus, and commission or gainshare opportunities
- Medical, Dental & Vision insurance beginning the 1st of the month after your start date
- 401(k) with 3% company match
- Company-paid life insurance
- Paid vacation and holidays
- Paid certifications and professional development
- Rent discount potential
- Leadership development and career growth — structured coaching, professional development, and opportunities to advance into senior, regional, and Director-level property management roles
Requirements
What We're Looking For:
We're looking for someone who brings strong execution, business acumen, and a passion for developing people.
- Experience as a Property Manager, Assistant Property Manager, or in a comparable operations leadership role
- Demonstrated ability to lead, coach, or influence team performance and drive accountability
- Strong understanding of leasing, renewals, collections, resident relations, and property operations
- Experience with budgets, financial reporting, expense management, or P&L accountability
- Ability to balance daily operational priorities with longer-term business goals
- Comfortable using property management systems, dashboards, and performance metrics to make informed decisions
- Strong communication, problem-solving, and customer service skills
- A growth mindset — someone who seeks feedback, embraces challenges, and wants to continue advancing
- An ownership mentality — someone who takes initiative, follows through, and accepts accountability for results
- Ability to reliably commute to and around the property as required for the role
Previous Property Manager experience is preferred, but high-performing Assistant Property Managers ready for advancement are encouraged to apply.
