- Oversee renewal administration and compliance: Manage renewal notices across multiple states, ensuring accurate preparation, delivery, documentation, and execution in accordance with applicable landlord-tenant laws and required timelines.
- Maintain accurate property records: Program and validate approved rent increases within property management systems, maintain accurate lease expiration dates and resident information, and ensure renewal triggers and documentation are up to date.

- Coordinate non-renewal processes: Partner with Community Managers and regional leaders to assess renewal and non-renewal decisions, manage related documentation and communications, and track move-outs, home disposition, and turnover readiness.
- Strengthen resident retention: Identify operational challenges and resident experience issues that may affect retention, recommend corrective actions, and support initiatives that improve occupancy and resident stability.
- Deliver reporting and performance insights: Prepare regular reports covering renewals, rent increases, occupancy, collections, compliance, and retention metrics, providing leadership with actionable insights into portfolio performance.
- Collaborate with operational stakeholders: Maintain proactive communication with Community Managers, Regional Vice Presidents, legal resources, and corporate leadership to coordinate upcoming renewals, address compliance concerns, and resolve operational issues.
- Drive process improvement: Identify opportunities to standardize renewal workflows, improve efficiency, automate administrative tasks, and strengthen data accuracy across the portfolio.
- Maintain regulatory awareness: Stay informed about changes in state-specific landlord-tenant regulations and manufactured housing requirements, ensuring renewal practices remain compliant and consistently implemented.
- Support portfolio-level objectives: Align renewal execution with occupancy protection, resident satisfaction, operational consistency, and net operating income goals while exercising sound judgment in complex cases.
- Relevant professional experience: At least three years of experience in multifamily housing, manufactured housing, or residential property management, with direct responsibility for lease renewals, rent increases, or lease administration.
- Regulatory and compliance knowledge: Strong understanding of multi-state landlord-tenant laws, including notice periods, delivery requirements, rent increase restrictions, non-renewal procedures, and required disclosures.
- Manufactured housing expertise: Familiarity with manufactured housing lease structures, lot rent dynamics, and the differences between resident-owned and community-owned home tenancies.
- Property management systems: Proficiency with property management software, including the ability to program, validate, and audit renewal and rent increase data. Experience with ManageAmerica is preferred.
- Analytical capabilities: Strong ability to interpret renewal, occupancy, retention, and financial performance data, recognize trends, and translate findings into practical recommendations.
- Organizational excellence: Demonstrated ability to manage high-volume, deadline-sensitive workflows, complex renewal calendars, and competing priorities across multiple properties and states.
- Communication and collaboration: Excellent written and verbal communication skills, with the ability to work effectively with property managers, regional leaders, legal resources, and corporate stakeholders.
- Attention to detail: A meticulous, compliance-focused approach to documentation, data integrity, notice delivery, and regulatory deadlines.
- Ownership and accountability: A proactive, self-directed mindset with a strong focus on measurable financial outcomes, occupancy protection, process consistency, and resident retention.
- Decision-making skills: Ability to navigate ambiguity, resolve unusual resident situations, evaluate non-renewal scenarios, and make sound decisions within established policies and legal requirements.
- Continuous improvement mindset: Interest in identifying workflow inefficiencies, recommending process enhancements, and using technology and reporting tools to improve operational performance.
- Annual salary: $70,000–$80,000, depending on qualifications and experience.
- Remote work: Fully remote opportunity within the United States.
- Comprehensive healthcare: Health benefits designed to support employee well-being.
