About the role
About the Role
Dimensional Innovations (DI) is seeking a Senior Project Architect to serve as the primary designer and architectural lead for design-build projects from conception through construction and closeout. Your primary focus will be architecture, tenant improvements, renovations, interiors, and on occasion, ground-up projects. You will also lead architectural scope within DI's branded environments, exhibits, and experiential projects. This is a hands-on role. You will lead programming and space planning, develop the design, produce coordinated construction documents, and provide construction administration through project completion. Working closely with DI Build, engineers, fabricators, technologists, and experiential designers, you will carry the design intent into practical, buildable solutions. Signing and sealing drawings is not a responsibility of this position. You will coordinate with the designated architect of record and licensed engineering consultants, who provide the required professional review, signing, and sealing within their respective scopes.
What You Will Do
Programming and Concept Design
• Lead client discovery, programming, site visits, and existing-condition assessments to define space needs, project goals, constraints, and the architectural scope.
• Develop space plans, circulation strategies, architectural concepts, and interior design direction that respond to the client's operations, brand, and user experience.
• Communicate ideas through sketches, diagrams, models, and presentations; work with DI Build to evaluate early cost, schedule, phasing, and constructability implications.
Schematic Design and Design Development
• Lead and produce schematic and design development packages, including plans, sections, elevations, finish concepts, material selections, and key architectural details.
• Coordinate structural, mechanical, electrical, plumbing, and fire protection systems with engineers, the architect of record, and specialty consultants.
• Integrate casework, lighting, furnishings, signage, exhibits, AV, and interactive technology into the architecture; resolve interfaces, access, maintenance, and installation requirements.
Construction Documents and Permitting
• Personally develop and lead production of coordinated architectural construction documents, including demolition plans, floor plans, reflected ceiling plans, interior elevations, sections, details, schedules, and specifications appropriate to the project.
• Coordinate code, accessibility, life safety, occupancy, and egress requirements with the architect of record and consultants; support permit submissions and responses to plan review comments.
• Manage drawing and model coordination, interdisciplinary reviews, and quality control. Resolve conflicts and carry design decisions consistently through the documents.
• Coordinate pricing and procurement packages with DI Build, evaluate alternates and substitutions, and incorporate approved changes while protecting design intent and
performance.
Construction Administration and Closeout
• Serve as the architectural point of contact during construction. Participate in project meetings and site visits, observe work for general conformance with the documents, and document issues requiring resolution.
• Review architectural submittals, shop drawings, samples, and mockups; respond to RFIs and issue clarifications and revised details in coordination with the architect of record and consultants.
• Work with DI Build to resolve field conditions and installation interfaces, assess the design implications of changes, and coordinate timely decisions with the client and project team.
• Support substantial completion and final closeout through punch lists and follow-up reviews. Coordinate architectural record information and review relevant closeout materials, warranties, and operation and maintenance information for owner turnover.
Project Leadership and DI Integration
• Plan architectural deliverables, staffing needs, consultant coordination, and review milestones with DI project management; track design scope, fee, and schedule, and identify changes early.
• Lead client design discussions and document decisions. Give clear direction to designers and consultants, review their work, and mentor team members in architectural design and documentation.
• Collaborate with DI Build and DI's fabrication and experiential teams throughout the project, aligning architectural details with shop capabilities, procurement lead times, site logistics, and installation sequencing.
Core Skills and Experience
• Degree in architecture and 10 or more years of relevant experience, including leadership of projects from programming through construction and closeout. Architectural licensure is preferred.
• Strong portfolio of tenant improvements, commercial interiors, renovations, and architectural projects showing both design quality and technical execution. Experience leading ground-up work is valuable.
• Ability to independently design and document a project while directing others. Strong space planning, architectural detailing, material selection, and specification skills are essential.
• Working command of building systems, construction assemblies, code and accessibility requirements, and coordination with structural and MEP engineers.
• Demonstrated experience producing complete construction document packages, reviewing consultant work, answering RFIs, reviewing submittals, and resolving issues during construction.
• Clear client communication, sound judgment, and the ability to manage concurrent priorities. Comfortable making decisions with builders and fabricators in a collaborative design-build environment.
Tools and Methods
• Advanced Revit proficiency for architectural modeling, documentation, and consultant coordination; proficiency with Bluebeam or equivalent tools for review and markup.
• Ability to communicate through sketching, 3D studies, and presentations. Familiarity with SketchUp or Rhino, Adobe Creative Suite, and rendering tools such as Enscape is valuable.
• Experience with document control and construction administration platforms for drawing revisions, issue tracking, decision records, and project correspondence.
Nice to Have
• Background at an architecture, interiors, or integrated design-build practice with direct responsibility for both design and delivery.
• Experience with hospitality, sports venues, workplace, retail, visitor centers, museums, or other public-facing environments.
• Familiarity with custom fabrication, millwork, exhibits, environmental graphics, and media integration, with an interest in DI's approach to storytelling through physical space.
What Success Looks Like
• Your designs meet client needs while balancing budget, schedule, technical requirements, and constructability.
• You deliver coordinated documents and timely decisions so DI Build, consultants, and fabricators can execute the work.
• Completed spaces reflect the approved design intent, with field issues resolved and an organized closeout and owner handover.
